PROPERTY

Buying an Investment Property has been a successful wealth creation strategy for many Australians.  Superannuation won’t be enough? Why Property investing is the key.  Buying an Investment Property should be considered, along with your Superannuation and other Investments as part of your overall wealth creation strategy to fund your future retirement.  The first exposure to Property in most cases will be the purchase of your first home. We have all witnessed over time the capital growth in our homes due to economic factors such as increasing home buyer demand, lower interest rates and increased foreign investment.  In most cases your Superannuation will not be enough to fund your retirement, so buying an Investment Property should be considered as part of your wealth creation strategy. This is where we advise clients on how they can access equity in their home along with a cash flow analysis to determine borrowing capacity and serviceability.

Benefits of Property Investment

Buying an Investment Property provides many benefits as part of your wealth creation strategy. This is explained below:

  • Most Investors feel comfortable with buying an Investment Property versus shares as it is a tangible asset, an asset they can see

  • Historic growth in Residential Property over the decades has assisted many clients to build wealth through property investing (including their home)

  • With the increase in capital growth on Residential Properties, this is also reflected in increasing rental yields so properties over time can move from a negatively geared investment, to neutrally geared and long-term to a positively geared investment

  • Buying an Investment Property is traditionally great for tax planning but the structure and asset ownership is integral to capture these tax benefits

  • Buying new Properties over established properties also provides greater tax advantages due to the depreciation that you are allowed to claim on the ‘building price’ each year

  • Buying your first Investment Property today is much more achievable due to the current low interest rates on investment loans

  • Tax variation forms also assist with the ongoing cash flow management of owning an investment property

SHARES

Our Investment philosophy seeks to buy shares when they represent good value and lock in profits when they are considered over-priced.  We have access to both Australian domiciled equities as well as International equities. Given that the Australian share market represents less than 2% of global share market capitalisation this ensures we are able to capture opportunities both locally and abroad.

Fixed Income

We provide our clients with access to Fixed Income opportunities that are normally not available to Investors.  Predominantly, we are able to offer a Fixed Income solutions that generate returns of at least 3% above standard cash rates via monthly distributions.

Currencies

Our Investment expertise allows us to offer our clients growth opportunities through the purchase of Currencies. All Currencies display different characteristics at certain stages of the economic cycle. Our understanding of these characteristics means our clients can take advantage of these currency movements by being invested in the right currency at the right time.

Commodities

Commodities such as gold and oil for example tend to underperform and outperform at different stages of the economic cycle. Our clients are provided with opportunities to take advantage of these price movements in commodities regardless of whether they are rising or falling in price.

BUDGET PLANNING

Budget planning for your household is one of the most important exercises to undertake and we assist clients with a budget planning spreadsheet to determine their current cash flow position.

Do you have Surplus Cash Flow?

Should your budget planning highlight that you have a positive cash flow position in your household, we can then advise you in wealth creation and tax planning strategies that will enable you to accumulate and build your overall net asset position.  We work with clients with their budget planning spreadsheet and from this we can then advise how best to allocate your surplus cash flow for investment purposes.

Access to Wealth Creation Opportunities

Understanding your cash flow via a budget planning spreadsheet will enable you to take advantage of the potential wealth creation and tax planning opportunities as illustrated below:

  • Making extra repayments on your home loan can save you a considerable amount of interest on your loan and in doing so, this will increase your overall net asset position

  • Utilise your surplus cash flow to buy an investment property for long-term wealth creation and tax planning purposes

  • Invest your surplus cash flow to start building a direct share portfolio

  • Utilise your surplus cash to salary sacrifice into your superannuation as part of your wealth creation and tax planning strategies

  • Continue to leap-frog into the property market as your equity continues to grow

  • This is where we assist clients in understanding their household cash flow position and advise them accordingly to how best to utilise these profits for investment purposes
